## Planner and climate methodology

The planner supports valid five-digit ZIP codes in the 50 U.S. states and Washington, D.C. The ZIP is matched to county-based International Energy Conservation Code climate-zone data published by the U.S. Department of Energy and Pacific Northwest National Laboratory. A deterministic rule table uses the classification to shape questionnaire relevance and initial seasonal timing. Tasks are added only for systems and features the homeowner selects.

When more than one recognized city name is associated with a ZIP code, the questionnaire requires the homeowner to confirm the city before continuing. The selected city is stored with the home and used on account, dashboard and email surfaces. When only one city is recognized, it is assigned automatically.

Every suggested task, date and frequency can be edited. Manufacturer instructions, property conditions, microclimate, elevation, local codes and qualified property-specific findings take priority. HomePlanza does not use generative AI to guess a home's equipment or maintenance needs.

## Weather-aware home alerts

Optional weather-aware emails use active National Weather Service data associated with the saved home's approximate ZIP coordinates and NWS zones. Supported categories include freeze, major winter storm, flood, hail, extreme heat, high wind, tropical weather and wildfire/fire weather. These are supplemental property-care prompts, not emergency warnings. Official NWS and local authority instructions take priority.

## Home Maintenance Dashboard

The secure dashboard lets the primary account holder manage multiple homes, tasks, dates, frequencies, reminder recipients, weather-alert settings, maintenance history, equipment, documents and saved providers. A task may remain in the dashboard while its email is turned off. Private dashboard URLs use secure tokens and must not be exposed, inferred or indexed.

## Reminder emails and local help

Every supported maintenance reminder has a matching HomePlanza DIY page. Maintenance and weather emails keep home-care guidance first, then can show local help through this priority order:

1. A matching private provider selected by the plan's professional creator.
2. An eligible claimed HomePlanza profile or clearly labeled featured advertisement.
3. A link to live nationwide provider search for the home's service and location.

The nationwide search link is available for free homeowner plans in every supported U.S. location. Provider results are not guarantees or endorsements.

## Nationwide provider search

HomePlanza starts with no imported regional directory profiles. Public HomePlanza profiles appear only after a free claim is reviewed or a featured placement is deliberately published. Search results keep these sources separate:

- Claimed or verified HomePlanza profiles.
- Featured HomePlanza placements labeled as advertisements.
- Live Google Places results retrieved for the service and location at search time.

Live Google results are not copied into the HomePlanza public directory. Searchers should verify current business identity, service area, licensing or registration where applicable, insurance, scope, pricing and warranty directly with the provider.

## Professional accounts

The separate Professional account is a $10 monthly software subscription for agents, inspectors, property managers, insurance professionals and other home professionals who prepare client-plan handoffs.

- Professionals sign in with email and password and complete Stripe checkout before client tools unlock.
- Setup can search Google Places by provider type and location. Selecting a result prefills public business details, but nothing is saved until the professional reviews and explicitly saves the provider.
- Saved preferred providers are private to that Professional account and do not create or modify a public directory profile.
- During client-plan review, the professional may select up to three saved contacts for matching reminder or supported weather-alert types.
- Accepted plans become private homeowner accounts. The professional sees invitation status, not the homeowner's private dashboard, later edits, maintenance history, documents or completed work.
